7 things to do before you put your house on the market

When you’re selling your home, the first meeting that you have with a real estate agent is often referred to as a listing consultation. During the visit, your agent will look at your property and learn more about your goals for selling. They will discuss your home's selling features with you and suggest simple improvements that could lift your price. They’ll also do a comparative market analysis (CMA), which looks at similar homes that have sold nearby, to determine a recommended price.

7 Steps to a successful sale
Some of these might seem obvious but, trust us, we’ve seen it all…
Step 1 - Stock up on light bulbs. When showing your house to potential buyers, most rooms benefit from all lights being turned on.
Step 2 - Give your house a deep clean. First impressions mean a lot. So, don’t let pet smells, dirty windows or dust linger .
Step 3 - Declutter the home. Think ahead! You’ll be moving soon so now is a great time to start packing stuff you’ll keep, sell off or donate other items and bin the rubbish. It will let potential buyers imagine themselves in the spaceStep 4 - Call a handyman, get those odd jobs finally sorted! When getting a house ready to sell, you should have your handyman on speed dial. Make sure anything and everything that needs to be fixed (think locks, hardware, leaky taps, running toilets, cracks in the walls, broken appliances, etc.) is fixed before going live online.
Step 5 - Paint the walls but keep it calm and neutral. Most buyers want to see a blank canvas so that they can visualise how they are going to incorporate their own personal taste. It might seem boring if you love the brighter side of life but painting your house neutral colours gives your property the best chance of selling.
Step 6 - Stage your home. According to multiple studies, staging a home really can help it sell faster and for more money. Fresh new towels in the bathrooms, a few flowers in a vase, a cloth and bowl of fruit on the kitchen table - you know the thing!
Step 7 – Depersonalise your home - you want to strike the perfect balance between depersonalization impersonal and the appearance of a warm, welcoming home. This means putting away most framed photos, bulletin boards and personal items (think photo albums, magazines, toys, awards, etc.) throughout the home. Leave a few nice framed photos around the house to make the home more inviting.
