Valuation
We visit, compare your home with what has actually sold nearby, and give you a price range with the reasoning behind it.

Preparation
We gather the paperwork — nota simple, licence of occupation, energy certificate — and arrange the photography.

Going to market
Your property goes live in English and Spanish, on the portals, and straight to our registered buyers.

Viewings and offers
We filter out the tyre-kickers, accompany every viewing, and bring you offers with our recommendation.

Notary and handover
We coordinate with your lawyer, the gestoría and the notary through to the handover of keys.
What to know before you sell
- Energy certificate
- Legally required before the property can be advertised. If you do not have one, we will arrange it.
- The 3% retention
- If you are not a Spanish tax resident, the buyer withholds 3% of the price against your tax liability. It is reclaimed through the relevant return.
- Plusvalía municipal
- A local tax paid by the seller, based on the town hall and how long you have owned the property. Worth calculating before you set a price.
- Our fee
- Agreed in writing before we start, and only payable when the sale completes. No surprises.
