7 Things to do Before you put your House on the Market

When you’re selling your home, the first meeting that you have with a real estate agent is often referred to as a listing consultation. During the consultation, your agent will look at your property and learn more about your goals for selling. They will discuss your home's selling features with you and suggest improvements that could lift your price. They’ll also do a comparative market analysis (CMA), which looks at comparable homes that have sold nearby, to determine a recommended price. A good seller’s agent should also come up with a marketing strategy to help you get that price.

Before you put your home on the market, The Spanish Estate Agent suggests 7 steps below that we feel helps with regards to getting your property ready to put on the market.

Do These 7 Things Before Putting Your Home on the Market

  • Step 1 - Buy more light bulbs.  Go ahead and stock up on light bulbs. When showing your house to potential buyers, all light fixtures and lamps must be turned on. For this reason, it’s important that all lights in your home have working light bulbs.
  • Step 2 - Give your house a deep clean.  First impressions mean a lot. So, don’t let foul smells, dirty floors or dusty surfaces make a bad one on a potential buyer.
  • Step 3 - Declutter the home.  Decluttering and organizing your space will go a long way in appealing to potential buyers. When a home is clutter-free, buyers can focus on the actual home instead of the excess junk, accessories and overflowing closets.
  • Step 4 - Call a handyman, get those odd jobs finally sorted.  When getting a house ready to sell, you should have your handyman on speed dial. Make sure anything and everything that needs to be fixed (think: locks, hardware, leaky faucets, running toilets, cracks in the walls, broken appliances, squeaky doors, etc.) is fixed before listing your home.
  • Step 5 - Paint the walls. Avoid bright colours such as orange.  Most buyers want to see a blank canvas so that they can visualise how they are going to change this to their own personal taste.  It might be boring to some but painting your house neutral colours gives your property the best chance of selling.
  • Step 6 - Stage your home.  According to multiple studies, staging a home really can help it sell faster and for more money.  Think about curb appeal, what does your home look from the outside, first impressions count.
  • Step 7 – Depersonalise your home - When selling a home, you want to strike the perfect balance between depersonalization and the appearance of a warm, welcoming home. This means putting away most framed photos, bulletin boards and personal items (think photo albums, magazines, toys, awards, etc.) throughout the home. Leave a few nice, framed photos around the house to make the home more inviting.

Buying or selling property is life-changing. We get that, so we pride ourselves on our personal, supportive and professional service.
